Start with the gutters

Most roof problems start at the edge, not the peak. When gutters clog with leaves and grit, rainwater backs up under the first course of tiles and rots the fascia boards behind them. Clean your gutters at least twice a year — once after the autumn leaf fall and once in spring — and check that every downspout runs clear by flushing it with a garden hose. If water spills over the sides during heavy rain, or you spot seedlings sprouting in the trough, the fall may need re-setting. It is a Saturday-morning job that prevents some of the most expensive repairs we see.

Inspect from the ground, not the ridge

You do not need to climb a ladder to spot trouble early. Twice a year, walk the perimeter of your home with binoculars and look for slipped, cracked, or curling tiles, rust spots on flashing, and dark streaks that suggest trapped moisture. Inside, check the attic for daylight peeking through the boards and sniff for that musty, damp-timber smell after rain. Photograph anything suspicious and date the pictures — a small visual record makes it far easier for a roofer to judge whether a mark is new or years old.

Deal with moss and overhanging branches

Moss looks harmless, but it holds moisture against the surface and slowly lifts tile edges apart. Work through this short checklist every autumn and your roof will thank you for decades:

  • Keep valleys and gutters clear — debris dams trap water exactly where two slopes meet.
  • Trim branches back — limbs that brush the roof scour surfaces and drop leaves all autumn.
  • Treat shaded patches early — a stiff brush and a moss treatment beat a replacement tile later.
  • Never pressure-wash — the jet drives water uphill under laps and strips protective coatings.
